BenchBridge Labs Brings Flexible, Move-In-Ready Lab Space to Pittsburgh

PITTSBURGH — Sept. 29, 2026 — The University Financing Foundation (TUFF) and Collaborative Real Estate have announced BenchBridge Labs, a flexible lab and coworking concept at Hot Metal Labs, 700 Technology Drive, on Pittsburgh's Hot Metal Campus in South Oakland. BenchBridge Labs gives early-stage life science and materials science companies move-in-ready space and shared equipment, so teams can run their research without the cost or delay of building a lab of their own.

Members can lease space by the bench or by the room, with supporting office space also available. Options include a single wet lab bench with casework, sink and utilities, a private mini-lab, a dedicated desk or a dry-lab office. All options come with 24/7 access, security, parking and nearby transit. Shared core equipment includes biosafety cabinets, fume hoods, an autoclave and cold storage down to minus 80 degrees Celsius, alongside a shared conference room and kitchenette. Because the labs reuse infrastructure already in place, companies skip the build-out and start work on day one.

BenchBridge Labs serves early-stage founders, academic spinouts and small diagnostic services and life sciences companies that need specialized research space but are not yet ready to open a facility of their own.

"We had an opportunity to reposition an area of lab space that was originally outfitted to the specifications of the Carnegie Mellon Research Institute and very recently occupied by a life science institute from the University of Pittsburgh," said David Tyndall, CEO of Collaborative. "This allows us to offer highly capable lab space, in a location central to Pittsburgh's life science research and development activity, at a price point that will be attractive to early-stage companies who maintain a certain financial discipline."

Flexibility sits at the center of BenchBridge Labs, with terms ranging from month-to-month to multiple years. Many founders in the region are spinning companies out of academic labs, where moving from university or incubator space straight into a traditional lease on specialized space can take significant time and capital before the space is usable. BenchBridge Labs bridges that gap, letting a company start with one bench and expand into a private lab or office as it grows, without leaving the building. With BenchBridge Labs sited on Hot Metal Campus near the city's major research universities and medical centers, members can tap into the talent network already working across the district.
